Six books, one app

Every owner already keeps these records somewhere — a khata, a diary, a stack of meter photos on the phone. Tenancy keeps all six in the same place and does the arithmetic for you.

Tenants

A full file for every tenant, ready to hand over when the police come for a verification check.

  • Photo, NID, mobile, permanent address, family members
  • Move-in and move-out dates, advance held, maid details
  • Print, JPG or PDF of the whole information sheet
  • Past tenants kept on file after they leave

Accounts

The monthly collection book. Rent, service charge, gas, water and electricity totalled per flat.

  • Part payments, previous dues and credits carried forward
  • Money receipt with your photo of the tenant on it
  • Receipt history you can search by month and year
  • Close the month when you are ready, even if you are late

Electricity

Sub-meter readings for every flat, with the slab arithmetic done for you.

  • Previous and new readings, units used, amount due
  • One reading date for the mother meter fills in the rest
  • Bills post straight into that flat's Accounts row
  • Replaced meters archived, old bills still readable

Load

Sanctioned load per flat against what is actually connected, so you can see who is over.

  • Appliance list per flat with wattage
  • Running total against the sanctioned limit
  • Useful evidence when a tenant disputes a bill

Owner

Your own book. What came in, what went out, what went to the bank this month.

  • Opening balance carried from last month
  • Expenses by category — repairs, salaries, bills, zakat
  • Bank deposits counted per month, not piled up forever
  • Closing statement you can print at month end

Parking

Who has which slot, for cars and motorcycles, and what they pay for it.

  • Named slots allotted to flats
  • Separate car and motorcycle counts
  • Parking charge folded into the monthly total

What it looks like

Big type, big buttons, nothing hidden behind a menu. Built for a landlord standing on a stairwell with one hand free.

Pair any 58mm or 80mm Bluetooth thermal printer — the ZJ-5820 and POS-5820 sold in every Dhaka computer market work out of the box. Hand the tenant a printed receipt the moment they pay, with their own photo on it so there is no argument later about who paid for which flat.

Today the phone. Soon every screen you own.

The Android app is ready now and works on its own. Next comes the web version, so you can collect on the stairs with your phone, enter the month's expenses on your laptop in the evening, and check a tenant's NID on the tab — all three showing the same book.

Android app

Install the APK and start. No account, no internet, nothing to sign up for. Everything is stored in your phone's own memory. Android 7 and newer.

Free, always

What it costs, now and later

The Android app stores everything on your own phone, so it costs us nothing to run and it stays free. The web app runs on servers we pay for every month, so one day it has to pay for itself. Here is exactly how that will work, written down before you sign up rather than sprung on you afterwards.

Founding list: a free year when the web version opens

The web version is being built now. Send your name on WhatsApp before it launches and you get the full web app with unlimited flats, free for a year, plus a permanent 50% founder's discount after that. Your Android app never changes — it stays free whatever you decide.

For a twelve-flat building collecting around two lakh taka a month, Pro costs about one and a half parts in a thousand of what you collect. For an owner with two flats it would not be worth it, which is why the free plan exists and is not time-limited. Prices are in Bangladeshi taka and include no hidden charge.

We cannot read your ledger

Not a promise that we will not look. A design in which we are unable to. Your tenants' names, NID numbers, phone numbers and every taka you collect are locked inside your own device before anything is sent, with a key only you hold.

  • Locked before it leaves

Encryption happens in the app, on your phone or in your browser. What reaches our server is a block of characters nobody can read.

  • No advertising, no selling, no tracking

There is no advertising business here and no analytics watching what you do. There is nothing to sell even if someone offered.

  • Your tenants never sign up

Tenants do not get accounts, do not get messages from us and are never contacted. They exist only as rows in your own book.

  • The cost of that promise

If you lose your unlock passphrase, we cannot recover your data — there is no master key on our side. The app gives you a recovery key to save when you sign up. Keep it.

On an iPhone, add it to the home screen

This is how iPhone will work once the web version opens — there will be no App Store version, and there does not need to be one. Safari installs the web app as a real icon on your home screen and opens it full screen with no browser bar. Takes about twenty seconds. Join the founding list and we will message you the day it goes live.

Open the site in Safari

It has to be Safari, not Chrome or Firefox. Go to tenancy.rumonz.com and sign in.

Tap the Share button

The square with the arrow pointing up, at the bottom of the screen on an iPhone or at the top right on an iPad.

Choose Add to Home Screen

Scroll down the share sheet until you find it. Rename it if you like, then tap Add.

Open it from the icon

It now sits with your other apps and opens full screen. Keep sync on — iPhones clear storage for sites you have not opened in a while.

How to use it

The whole manual, in order. Read the first two and you can start collecting this month.

Setting up your property the first time

The first time you open the app it asks four things, and nothing else. There is no registration, no OTP and no email at this stage.

  1. Property type. Residential, Commercial, Industrial, Land or Special Purpose. This only changes the wording the app uses — flats, shops, units or plots.
  2. Property name. Whatever you call the building. It prints at the top of every receipt.
  3. Address. Type it the way you would write it on a letter.
  4. Owner name. Yours, or whoever signs the receipts.

All four can be changed later from Property Settings on the home screen. You can type in Bangla here if you have Avro or Ridmik installed — the app accepts either script in any field.

Adding your flats and tenants

Open Tenants and tap Add Tenant. The unit number is yours to choose — A1, B2, Shop 3, Plot 7, anything. The app does not assume a fixed number of flats.

For each tenant you can record the photo, NID number, mobile, permanent address, number of family members, the advance you are holding, the move-in date, and the maid's name and mobile. Only the name and unit are required; fill the rest when you have it.

The rent is entered as four separate figures — rent, service charge, gas and water — so the receipt can show the breakdown. Parking is added from the Parking module instead.

When a tenant leaves, use Move Out rather than Delete. They move to Past Tenants with their move-out date, and you keep the file.

The monthly cycle

This is the rhythm the app is built around.

  1. Early in the month, enter the electricity readings so each flat's bill is known.
  2. As tenants pay, open Accounts, tap the flat, enter the amount received and print the receipt. Part payments are fine — the rest carries forward.
  3. Record what you spent in Owner as it happens, by category.
  4. When the month is finished, tap Close this month. Unpaid amounts move forward as Previous Due, extra payments move forward as Credit, and the month is filed under Past Months.

You do not have to close on the last day. If you forget July and only remember in September, the app lets you close July first, then August, in order, so nothing is lost. The Close button simply will not let you close a month that has not finished yet.

Electricity readings and bills

Electricity has two screens: Electricity Meters for this month's readings, and Past Bills for everything already billed.

Register each sub-meter once with its number and the flat it belongs to. Every month you enter the new reading date and the new reading; the app fills in the previous reading, works out the units used and calculates the amount from the tariff you have set.

Because the meter reader records every meter on the same day, setting the reading date on the mother meter sets it on all the others at once.

When you save a bill it posts straight into that flat's row in Accounts, so you never type the same figure twice. If a meter is replaced, use Replace rather than Delete — the old meter is archived and its old bills stay readable.

Receipts, printing and sharing

Every receipt offers four ways out: the Bluetooth printer, Print for an A4 page, JPG, and PDF. JPG and PDF open your phone's share sheet, so you can save the file or send it straight to the tenant on WhatsApp or imo.

Set the paper size once on the home screen — A4, Thermal 58mm or Thermal 80mm — and every print after that uses it.

To pair a thermal printer, switch the printer on, turn Bluetooth on, and tap Bluetooth Printer on the home screen. Pick your printer from the list. If it says connect failed, the printer is almost certainly still connected to another phone — turn Bluetooth off on that one first.

Receipt History keeps every receipt you have generated, searchable by month and year.

Tenant information sheets

Open any tenant and you get the same four buttons. The sheet prints the photo, full name, flat and floor, NID, mobile, permanent address, family members and move-in date — the exact set a police verification officer asks for.

Past tenants print the same sheet with the move-out date added.

Backing up and moving to a new phone

On the Android app, Property Settings has Backup and Restore. Backup writes a single file containing everything — tenants, accounts, meters, bills, expenses, parking, settings. Save it wherever you keep things: Google Drive, your email, a pen drive.

On a new phone, install the app, tap Restore and pick the file. Everything comes back exactly as it was.

Android's own backup is also switched on, so if you set up a new phone from a Google backup the app's data normally comes with it. Do not rely on that alone — take the file backup at the end of every month. It takes ten seconds.

Once the web version opens, a cloud account will do this for you — your ledger will already be on every device you have signed in to. Until then, the backup file is how you keep it safe.

Working in Bangla

Property Settings has a Language option. Choose বাংলা and every screen, button, label and printed receipt switches over. Choose English and it switches back. Nothing you have already typed is affected.

To type Bangla you need a Bangla keyboard on your phone — Avro Keyboard or Ridmik Keyboard, both free. The app accepts Bangla and English in the same field, so you can write a tenant's name in Bangla and their NID in digits.

Undoing a mistake

Every one of the six modules keeps your last action. If you delete the wrong tenant, enter a payment against the wrong flat or close a month too early, an Undo bar appears at the top of that module. Tap it and the change is reversed.

Undo holds the most recent action only, so use it straight away rather than later.

Questions owners ask

Is it really free, and what is the catch?

The Android app is free and stays free. It keeps your data in your phone's own storage, so it costs nothing to run — there is no catch to hide. The web app has a real monthly cost to us, so it is free for the founding year and then has a paid plan for owners with more than three units. Both prices are on this page already.

Is it on the Play Store?

Not yet. You install it from the APK on this page. A Play Store release will come once the app has been tested by enough real owners through a full year's cycle.

Android says the app is unsafe. Is it?

Android shows that warning for every app that does not come from the Play Store, whoever made it. It is a warning about the source, not about this app. Tap the warning, allow installs from your browser, and install. If you would rather wait for a Play Store version, message us on WhatsApp and we will tell you when it is there.

When does the web version open?

It is being built now. The Android app came first because it works with no account and no internet, which is what most owners need. The web version adds sign-in and sync across your phone, laptop and tab. Send your name on WhatsApp and you will hear the day it opens — and get the first year free.

Do my tenants need the app?

No. Tenancy is for you, the owner. Tenants never install anything, never create an account and are never contacted. They just receive a printed or forwarded receipt.

Can I use it for shops, a market or land?

Yes. Choose Commercial, Industrial, Land or Special Purpose when you set up, and the app changes its wording to suit. The electricity module works for any sub-metered property, and units can be named anything you like.

What if I have more than one building?

One property per installation at the moment. With a cloud account, several properties under one login is the next thing being built. If you need it now, the practical way is one phone or one browser profile per building.

Which thermal printers work?

Any 58mm or 80mm Bluetooth thermal printer that speaks TSPL or ESC/POS, which covers nearly everything sold locally. The ZJ-5820 and POS-5820 are tested daily. Printing works on Android only — Apple does not allow Bluetooth printing from Safari, so on an iPhone you would use PDF instead.

Can I collect rent through the app with bKash or Nagad?

No. Tenancy records money, it does not move it. You collect however you already do — cash, bKash, bank transfer — and record it here. Keeping payments out means the app never touches anybody's money and never needs their financial details.

What happens to my data if the app shuts down?

Your Android data is already on your phone and does not depend on us existing. Backup gives you a file you keep. If the cloud service ever closed, you would get notice and an export, and the Android app would carry on working exactly as before.

Who made this?

Rumonz AI Studio, in Dhaka. It began as a private app built to run one twelve-flat building in Moghbazar, which is still run on it every month. Tenancy is that app rebuilt for everyone else.

What it does not do

Worth knowing before you spend an evening entering your tenants.

No online payments

There is no bKash, Nagad or card collection. You record payments you have already received.

One owner, one login

No separate accounts for a manager or caretaker yet, and no permission levels.

No automatic reminders

The app will not SMS or email a tenant about a due amount. You send the receipt yourself.

Bluetooth printing is Android only

Safari cannot reach a Bluetooth printer. On iPhone, print the PDF instead.

One property per installation

Owners of several buildings need a separate installation or browser profile for each, for now.

Bangla typing needs a Bangla keyboard

The app displays Bangla perfectly, but typing it needs Avro or Ridmik installed on your phone.

Start with this month

Enter your flats tonight, take October's readings tomorrow, and print your first receipt the next time somebody pays. There is nothing to cancel if you change your mind.

Android will warn you. Because this does not come from the Play Store, your phone will ask whether to allow the install. Tap the warning, allow your browser to install apps, and continue. Every app installed outside the Play Store gets the same message.
